How will you set your home apart?  Car dealers offer “certified used cars” as a selling point all the time.  You can do the same!  Think about it — a “Move-In Certified” home.  Most folks only consider an inspection for the home they’re purchasing.  You’ve invested a lot of yourself in your home over the years.  When the time comes to sell it, why not set your home apart?  Consider the advantages of a pre-listing inspection:

  • Assists you and your Realtor in establishing an accurate market price.
  • You know the condition of the home you’re selling.  A pre-listing inspection allows sellers to make cost-effective improvements that might otherwise be profit lost in settlement negotiations.  The week of settlement isn’t the time to discover a defunct heat pump or radon readings in the double digits!
  • Allows a homeowner to make any repairs before the home is actually put on the market and decreases the likelihood of any major issues during subsequent buyers’ inspections.
  • Potential buyers see a pro-active homeowner who isn’t trying to hide anything.  They see a home that has been well-maintained and current owners who are interested in “doing things right.”
  • Provides an opportunity to highlight or document updates or upgrades in the home that could be attractive to a buyer and provides some idea of the life-expectancy of older features.  Potential buyers are more comfortable with a sale knowing how to budget for upcoming maintenance or replacement of equipment, structures, and surfaces.
  • Advertising a Move-In Certified Home tells potential buyers that you’re a serious homeowner who has taken steps to leave the home you’re selling better than you found it.
